3. CORE TEAM MEMBER EXPERIENCE

Ensign Development, LLC ... is an enterprise formed in January of 1997 and is currently headquartered in Castle Rock, Colorado.

The company is a Limited Liability Company (LLC) established in Colorado. Ensign develops residential real estate in niche markets. Each project is a separate LLC entity.

Ensign's core management consists of four senior executives with a combined experience in business, marketing, property management and real estate development of 120+ years. Andrew J. Monaghan, Sr. is the LLC Manager. Three functions report to him, Operations Manager, Construction Superintendent and a Marketing Manager. Mike Ellis, a builder, is the Construction Superintendent. Reporting to Mike Ellis is a Project Manager, other licensed builder(s), and most major trade subcontractors.

Ensign Development, L.L.C. engages the resources of drew incorporated - consultants to pursue strategic planning and finance, project planning and pre-acquisition tasks, as well as to manage sales and marketing, logistics, procurement, contracts and cost estimating/accounting, bookkeeping, accounting and business management.

Since 1967, the LLC Manager, Andrew J. Monaghan, Sr., has been involved with numerous small real estate properties and from 1995 through the present time he has “saved” 3 major land development projects (Colorado Investors - 100+ Single Family Residences (SFEs), Santa Fe Trails - 92 Town Homes and 148 SFEs, and Timothy’s Run - 20 Condos) under a pre-amble of the current “Bank Concept” Program. The major projects were turnaround residential development assignments from clients of drew incorporated - consultants, his 30-year-old business development consulting firm.

Another manager, Mike Ellis, runs a 35-year old family residential construction business that completed numerous Colorado housing projects in Larkspur, Parker, Elizabeth, Dillon, Conifer, Aurora, Denver and elsewhere in Colorado covering every type of residential housing from Condos to Town Homes to high-end custom homes.

One project manager for the company, Dennis Miller, as Superintendent of Construction, most recently completed the Invesco at Mile High Stadium for the Denver Broncos in 2002-2003.

The firm’s operations manager, Joe Rippetoe, developed, supervised construction and managed the pilot European U.S. Government Leased Properties in Sandhausen, West Germany for the U.S. Government. This project consisted of six (6) high-rise structures, each twelve (12) stories high with family living quarters consisting of two (2) and three (3) bedroom accommodations for 144 families. Once served as a board member of the Master Board for Lake Crest Properties, a Denver Property Management Group that currently manages well over 200 residential properties.
